This is DEFINITELY an “active market”…especially if you are trying to buy in:
- the Harbourside Condominium Community of South Pasadena / St. Pete Beach, FL. (particularly if you are looking for a Corner Unit and / or if you want to be in the Coral Pointe Buildings there)…
- Same thing for homes / bungalows on Sunset Beach, Treasure Island, FL. around the $300,000 price point or
- a waterfront home on Treasure Island, FL. at around the $400,000 price point
I have been involved in Multiple Offers in each of the above scenarios, lately…
This illustrates that the DEMAND is higher than the Supply is today; especially in the above scenarios…It is my opinion that this is true for the overall market as well, generally speaking….There are LOTS of “Cash Buyers” in the market, still, as well…
INVENTORY of quality, well-priced homes and condos is LOW…this means that BUYERS do not have as many choices as they did a while back, and they do not have quite the negotiating strength they used to have….It also means that SELLERS who have maybe been “on the fence” about selling ought to give some SERIOUS consideration to putting that property on the market for sale!
I am always in touch with a few homes and condos not actively on the market yet; I can make an aggressive search for BUYERS to “scare up” inventory not in the MLS for them and I also seem to always have BUYERS waiting for that new listing to come available!
